WHERE CHARACTER MEETS RENOVATION

Our story

It’s a long way from Denmark to New Zealand but Founding Director and Architect Mona Kruse Hurnen of Callidus Architects has successfully made the leap bringing with her a love of heritage buildings and character homes.

Having a Scandinavian heritage and a New Zealand can-do attitude provides Mona and the team with a practical approach to design and construction in New Zealand, and more recently has become a full member of GDSNZ - Garden Designer Society of New Zealand. This love of older buildings and breathing new life into them has created a niche market for Callidus Architects who specialise in alterations and additions to character and heritage projects.

FAQ'S

I want to turn my dream into a reality, where do I begin?

Turning your home into a space you are proud of involves thoughtful planning and a step-by-step approach. Here are some general guidelines to help you get started:

Define Your Goals
Clearly define your goals for the home transformation. Consider the overall aesthetic, functionality, and the atmosphere you want to create. List specific changes you'd like to make, such as updating the kitchen, enhancing street appeal, or creating a more cohesive design.

Create a Budget
Establish a realistic budget for your project. Determine how much you can comfortably invest in the renovation, taking into account costs not only for the build; but the permits, consultants required and fixes and fittings you wish to use in the build.

Prioritise Design Elements
Identify and prioritise the most important design elements based on your goals and budget. Determine which areas or features will have the most significant impact on the overall look and feel of your home.

Research and Gather Inspiration
Explore design magazines, websites, and social media platforms to gather inspiration. Create a mood board or a folder with images that represent the style and elements you want to incorporate into your home.

Assess Your Space
Evaluate the current state of your home, considering both interior and exterior spaces. Take note of existing architectural features, potential challenges, and areas that require attention.

Consider Functionality
Think about how you use each space in your home. Prioritise functionality and efficiency, ensuring that the design not only looks good but also meets your practical needs.

Address Maintenance Issues
Before diving into aesthetic upgrades, address any maintenance issues in your home. Fix leaks, repair damaged structures, and ensure that the basic infrastructure is sound.

DIY vs Professional Help
Determine which tasks you can handle as DIY projects and where professional help is needed. Be realistic about your skills and the complexity of the tasks.

Timeline
Develop a timeline for your home transformation. Consider how long each project will take and plan accordingly, especially if you have specific deadlines or events in mind. Keep it mind that it generally takes longer than you think.

Start Small
If you're unsure where to begin, consider starting with smaller, manageable projects. This could be as simple as updating the paint color, rearranging furniture, or adding new accessories.

Embrace Sustainability
Incorporate sustainable and eco-friendly practices into your renovation. This can include energy-efficient appliances, recycled materials, and environmentally conscious design choices.

Once You Are Ready
Consult with professionals such as Callidus Architects. We can provide valuable insights, suggest options, and help you understand the feasibility and potential challenges of your ideas.

Remember that transforming your home is a gradual process, and it's okay to take it one step at a time. By planning carefully and staying organised, you can create a home that reflects your style and makes you proud.

Timeframes, what should I expect?

Small Scale Renovations (Bathroom or Kitchen)
These renovations typically take anywhere from 2 to 4 months. Factors such as the size of the space, the extent of changes, and the availability of materials can influence the duration.

Medium Scale Renovations (Multiple Rooms or Interior Remodeling)
Medium-sized renovations may range from 5 to 8 months. This could include renovations that affect several rooms or involve some exterior  modifications.

Large-Scale Renovations (Entire House or Exterior)
Large-scale renovations, such as remodeling an entire house or working on the exterior, can take 8 months to a year or more. The complexity of the project, weather conditions (for exterior work), and any structural changes can extend the timeline.

Custom or Specialty Renovations
If the renovation involves custom features, specialised materials, or intricate designs, it might take longer. Custom work often requires more time for planning, fabrication, and installation.

Unforeseen Issues and Delays
It's essential to account for potential delays due to unforeseen issues, such as unexpected structural problems, permit delays, or supply chain disruptions. Including a buffer for such issues is important for a more realistic timeframe.

Project Management and Coordination
Efficient project management and coordination among contractors, subcontractors, and suppliers play a crucial role. A well-organized project is more likely to stay on schedule.

Client Decision-Making
The speed at which decisions are made by the client can impact the timeline. Delays in selecting materials, finishes, or approving design changes can contribute to project slowdowns.

It's important to note that these are general guidelines, and each renovation project is unique. Consulting with a professional who can assess the specific details of the renovation will provide a more accurate estimate for the timeframe. Regular communication and updates throughout the project will also help manage expectations and address any issues that may arise.

With new regulations what can I do with my property?

Navigating regulations related to property use can be complex, and the specific rules can vary depending on your location. Here are some general steps to help you understand what you can and can't do with your property.

Local Regulations and Permits
The time required for obtaining necessary permits can vary depending on local regulations. Factor in the time needed for permit approvals in your renovation timeline.

Research Local Zoning Regulations
Zoning regulations dictate how land can be used in specific areas. Contact your local council to obtain information on zoning  rules that apply to your property. Zoning rules typically cover residential, commercial, industrial, and mixed-use zones, outlining permitted uses and restrictions.

Check Building Codes
Building codes outline construction standards and safety requirements. This is crucial for any construction or renovation work on your property as generally approval and permits are required for structural work and larger renovations.

Review Land Use Plans
Some regions have comprehensive land use plans that provide a broader vision for development in the area. These plans can offer insights into the intended use of various zones and any restrictions.

Environmental Regulations
Be aware of any environmental regulations that may affect your property. Certain areas have restrictions to protect natural habitats, water bodies, or other environmental features.

Historical Preservation Regulations
If your property is in a designated historic, there may be additional regulations to preserve the historical character.

Wetlands and Floodplain Regulations
If your property is near wetlands or in a floodplain, there may be restrictions on development.

Sounds Like a lot?
It is. New Zealand is currently going through a lot of district and nationwide regulation changes, which makes it very hard to navigate the rules that apply to your area. Consult with Callidus Architects to know more.

Remember that regulations can change, so it's essential to stay informed and seek updated information from local authorities. When in doubt, consult with Callidus Architects who can provide specific advice tailored to your property and location.
